Every property owner wants to ensure the longest possible life of their roof. With all of the stress it puts up with, though, it’s safe to say that something is bound to pop up. THE FASCIA BOARD
The fascia (more commonly known as “trim”) is the front board that follows below the shingles around the roof. Since appeal is one of the primary (albeit lesser) purposes of the fascia, it is typically crafted with wood boards or sheet metal. Aside from the “visual appeal” factor, the real function of the fascia is to save the house from moisture that could potentially rot the wood and downright ruin your day.
One of the biggest things to note is that the most common causes for fascia damage are going to be gutter overflow and ice dams. Keeping a regular bi-annual inspection is recommended for proper fascia health.
THE SOFFIT
The soffit is connected to the fascia, but runs flat below it. Though it was once common to see soffits created using metal and wood, the industry has slowly leaned towards the approach of using vinyl material. Similar to the fascia, the purpose of the soffit is to remove moisture. Really, the soffit works for the fascia by ventilating excess moisture and heat from the roof void and your home, saving it from mold and wood rot.
It’s easy enough to check on the soffit just as often as you do the fascia. Without considering moisture and heat, the deterioration of the soffit can lead to large cracks that can even house small, unwanted pests.
THE FLASHING
Though it can easily go unnoticed, the roof flashing plays a critical role in maintaining a healthy roof system. Made with thin, galvanized (rust-proof) steel, the primary function of flashing is to protect all of the small cracks and crevices that occur when sections of your roof change. Where the roof meets the chimney, the skylight, or a wall, the flashing lines those seams to help prevent leaking.
Fortunately, this part is relatively cheap in the big picture and, when properly installed, can last up to 80 years! Because of the cost though, it’s very common to replace the flashing with the shingles. Just be sure to pay attention: they can corrode and detach from the seams, even if it is unlikely.
THE GUTTERS
Finally, something familiar to the layman. As I’m sure most of us know, the primary function of the gutter is to divert and dispose of excessive, unwanted water. Even though we’re all aware of the importance of the gutter system, I’m sure it’s of no surprise that it remains a regularly neglected area.
Keeping up on cleaning the gutters during the rainy seasons and cold seasons is of utmost importance; most people do it twice a year and say that was sufficient. No one wants a detached gutter to deal with!
SHINGLES
Of course the shingles made the list. I don’t know if you’ve ever seen a shingle roof that wasn’t taken care of, but the warning signs are plentiful: curling or buckling, discoloration, and loss of granules (which oftentimes end up in the gutter) are all huge signs that your roof is in need of attention. Another big tell is time; most professionals claim that properly installed shingle roofs should last 20-25 years!
